What home staging costs in Ontario

Consultations run $150 to $600. A staged detached home runs $5,000 to $8,000. The gap between those two numbers is where most sellers get lost.

Staging is not one product, which is why quotes look so inconsistent. You are buying one of three different things: an hour of judgment, a day of restyling with your own furniture, or a house full of rented furniture for five weeks.

Here is what each costs in the Toronto area right now, and what changes the number.

What actually moves the number

Square footage matters less than room count, because every room is a separate delivery, placement and pickup.

Then: how many pieces per room (a four-piece living room and a nine-piece living room are different products at the same address), stairs and elevator booking, drive time from the warehouse, and how long the listing sits. That last one is the line people forget. A house that does not sell in five weeks starts paying rent again.

What is not in the quote

Cleaning, painting, repairs and landscaping are almost never included. Neither is the work of clearing the house before the stager arrives, and that work is usually the difference between a good result and a great one.

Where the report fits

It does not replace any of the above. It tells you which of them you need, before you call anyone.

Plenty of houses read as needing $4,000 of staging and actually need a weekend, three boxes and a paint tin. The report is how you find out which house you have.

Pay for full staging when

The property is vacant, or high end, or your agent tells you the comparable listings are all staged. In a competitive segment the furniture is the price of entry.

Start with the report when

You are occupied, the budget is real, and you want to spend the staging money on the two rooms that need it rather than all seven.
